What home modification assessments are for

A home modification assessment recommends changes to your home to meet your disability support needs. 

When you ask for home modifications as part of your plan, we need evidence to help us decide if the changes meet NDIS funding criteria. 

A home modification assessment is one type of evidence we will use to help us decide.

What home modification assessments are like

There are different assessments for minor and complex home modifications.

Home modification assessors

Minor and complex home modification assessments must be completed by a qualified occupational therapist, called a home modification assessor.

Funding for the assessment

We may include some funding in your capacity building budget to explore what home modifications you need and to get an assessment.

The information we need

The assessment will ask for information about:

  • how your disability impacts you at home
  • what home modifications you may need to be more independent
  • information about your home.

We can only pay for modifications to a home you own, or a home if the owner agrees it can be modified. You need to give us written approval from the homeowner or relevant bodies to make changes to your home. For example, if you are renting, we need written approval from your landlord.

We also need your consent to discuss the assessment with your chosen provider.

Additional information for complex home modification assessments

You’ll also be asked if you need to hire any facilities or live in another home while works are underway for a complex home modification assessment.

We need 2 itemised quotes for complex home modifications. A building construction practitioner helps to gather these quotes. We’ll also accept a cost estimation done by a qualified building cost estimator or quantity surveyor.

You can use a template

We have a template your home modification assessor can use. You don’t have to use the template if you don’t want to, but the evidence you provide must include all the information described in the template.
